Service Standard
Elite confirms scope, deliverables, timing, authorized expenses, and price in writing. Material scope changes require written approval. Research is based on the records and search parameters identified in the engagement and is not a legal title opinion.
Project Workflow
1. Intake — review legal description, county, purpose, search period, known parties, deadline.
2. Scope — written scope, assumptions, exclusions, fee, expense allowance, delivery date.
3. Research — search authorized sources; document log and open-item list.
4. Quality review — check names, dates, legal descriptions, recording data, links, calculations.
5. Delivery — agreed work product and invoice.
Budgetary Pricing
The following ranges are planning estimates, not automatic quotes. Final fees are set case by case after an intake review.
Title and Ownership Research

• Current owner verification — $1,200-$2,500
• Limited chain of title — $1,500-$3,500
• Full chain of title standard — $2,500-$6,000
• Full chain of title complex — $6,000-$15,000+
• Additional related tract — $750-$3,000 each
Leasehold and Curative Research
• Leasehold and HBP review — $1,500-$5,000
• Probate and heirship package — $1,250-$4,000
• Curative issue research — $750-$2,500 per issue
• Document retrieval package — $250-$1,000 plus costs
Acquisition and Special Projects
• Small acquisition review — $2,500-$7,500
• Mid-size diligence package — $7,500-$20,000
• Large or portfolio diligence — custom milestone quote
• Lease acquisition support — $1,500-$5,000 setup plus per-owner quote

Notes
• A project reaching the top of a range, or likely to exceed it, requires client approval before Elite continues beyond the agreed cap.
• Rush work: 25%-50% premium when Elite accepts a deadline that displaces scheduled work.
• Retainer: 30%-50% of quoted fee before work begins; larger projects may use milestones.
• Courthouse/travel and database/document charges: billed at cost when preapproved.
• Scope changes require written authorization.
